Okaloosa Island Lock & Key is a locksmith for buildings where the door is shared and the occupant changes. Condominium units, weekly rentals, the mid-rise entry hall, the gate at the parking deck, the pool enclosure. That is a different trade from working on a house: the hardware is heavier, the keying is a system rather than a single lock, and the person standing outside the door is often not the person who owns it.

A condominium door is a commercial door in a residential building

Owners are regularly surprised by this. The slab on a unit door in a multi-storey building is usually a fire-rated assembly — a steel skin over a mineral core, hung in a steel frame, with a self-closing device fitted. That rating is a legal property of the whole assembly, not just the door, and it is why certain repairs that are trivial on a house door are not permitted here. You cannot cut a new opening through a rated slab for a different lock. You cannot wedge the closer off to stop the door slamming. Replacing a rated door with an unrated one to solve a sticking problem quietly voids the rating for the entire corridor.

The lock itself is usually one of two families. A cylindrical lockset goes through two round bores in the door and is the same basic architecture as a house knob, just built heavier. A mortise lockset sits in a deep rectangular pocket routed into the door edge and carries the latch, the deadbolt and the handle return in one steel case. Mortise hardware lasts decades and is repairable part by part, but it is not interchangeable with cylindrical hardware — if a unit door has a mortise case, the replacement is a mortise case, and telling the difference matters before anybody orders anything.

The third component nobody thinks about is the closer. A door closer is a hydraulic arm with several independent adjustments: sweep speed across most of the arc, latch speed in the last few inches, and backcheck to stop the door being flung into the wall. When a unit door will not latch, the closer is a more likely culprit than the lock — sweep set too slow and the door rests against the stop without the latch ever seating. When a door slams hard enough to shake the frame, that is latch speed set too fast, and it is the leading cause of premature latch and strike wear in a corridor.

Turnover rekeying between guests

The reason to rekey a short-term rental is arithmetic, not suspicion. A unit that turns over weekly hands out a key or a code fifty-odd times a year. Keys do not come back reliably; some are lost on the beach, some go home in a suitcase, some get copied. After two seasons, the honest answer to "how many working keys exist for this unit?" is that nobody knows.

Rekeying resets that. The cylinder comes out of the door, the pin stack is replaced with a new combination, a new key is cut to match, and every key ever issued for that lock stops working. The hardware, the finish and the strike stay exactly as they were, which matters in a building where the association specifies a uniform look on the corridor side.

For an owner with more than one unit, ask about keying them alike, with a single change key operating all your doors while remaining separate from every other owner's. For a management company, ask about a master system: individual units on their own change keys, one master that operates all of them for housekeeping and maintenance, and the ability to rekey a single unit without disturbing the rest. That system has to be designed before the first cylinder is pinned, because the master key's pin heights constrain every change key beneath it. Retro-fitting a master onto a building that was pinned unit by unit means repinning the whole building.

Restricted keyways are worth knowing about for a rental. A standard blank is sold on a rack everywhere; a restricted keyway uses a blank profile the manufacturer controls, so copies cannot be made at a kiosk by a guest with ten minutes to spare. It costs more per key and it is the single most effective control on unauthorised duplication in a property that hands out keys to strangers.

Keypad and smart deadbolts on rental doors

A code lock solves the real problem of short-term rentals — you issue a code, you revoke a code, and you stop chasing keys across three states. It also introduces failure modes that a mechanical lock does not have, and the ones that generate calls are consistent.

Batteries do not fail gracefully. Alkaline cells lose voltage in a curve that a motorised bolt notices long before a person does. The lock still lights up, still beeps, still accepts the code — and then the motor stalls halfway because it cannot draw enough current to drive the bolt against any resistance. The symptom reads as "the code stopped working" when it is actually a power problem. On a rental door, change the batteries on a schedule rather than on failure, and put the date on a label inside the battery cover. Lithium cells hold their voltage flatter and are worth the difference in a door that gets high cycle counts.

Alignment kills more smart locks than electronics do. A motorised bolt has limited torque. A mechanical deadbolt lets a human apply a shove when the door has swelled, but a motor cannot. So a door that has grown in the summer humidity, or dropped a few millimetres on tired hinges, will jam the motor and throw an error the manufacturer will happily blame on the lock. The diagnostic is the same as for any deadbolt: throw the bolt with the door standing open. Smooth with the door open and jammed with it closed means the door and the strike need attention, not the lock.

Heat and direct sun matter here. A keypad on a west-facing exterior door on the island bakes for hours. Heat shortens battery life sharply and, on units with a rubberised keypad membrane, degrades the membrane so that certain digits need to be pressed harder. When a guest reports that the code works "sometimes", press each digit individually and watch for the one that needs a second try — that is a worn key on the pad, not a wrong code.

Code hygiene is a management problem, not a lock problem. Give every guest a unique code with an expiry, never a shared house code. Keep the cleaner and the maintenance contractor on their own separate codes so the audit log means something. Change the master or programming code away from the factory default at installation — a surprising number of installed keypads on rentals are still on the code printed in the manual.

Two more things. A keypad is a convenience layer, not a security layer: it still needs a real deadbolt of a decent grade behind the electronics, and a battery-powered lock still needs a mechanical override path that somebody in the building can reach. And know where the key override is before you need it, because finding out during a lockout is expensive.

When the code does not work

Six causes account for nearly all of these calls, roughly in order of frequency. The batteries are low, which stalls the bolt without stopping the display. The code was issued for a different unit — genuinely common in a building where units are numbered similarly. The code has expired or was revoked while the guest was still checked in. The lock requires a lead-in or a confirmation key press that nobody told the guest about, so the entry is never submitted. A worn or wet pad is dropping one digit. Or the bolt is physically obstructed and the motor is refusing to drive it. Only the last two need a technician; the first four are solved on the phone, which is why it is worth asking before dispatching anybody.

Common-area and association access hardware

Buildings run on hardware that no individual owner is responsible for, and it wears hardest because it is used most: the lobby door, the stair doors, the pool gate, the trash room, the mail alcove, the parking deck gate. Three points are worth raising with any association board.

First, egress. Any door that people leave through has to open from the inside without a key, a code, or special knowledge — that is a life-safety requirement and it is the one thing that is never negotiable, however inconvenient the security problem seems. A stair door that has been chained or a pool gate with an added padlock on the inside is a serious liability, not a clever fix.

Second, keying schedules. A building should have a written record of which cylinder is keyed to what, who holds which key, and when each was last changed. Where that record does not exist, the honest starting point is to assume the building is not keyed and to rebuild the system deliberately.

Third, the gate hardware. Vehicle and pedestrian gates on the island live outdoors in salt spray with heavy cycle counts, and the failures are mechanical long before they are electronic: seized hinges, a bent latch, a strike that has drifted out of alignment as the post settles in sand. Lubricate and align on a schedule and the electronics last for years; ignore it and the motor burns out trying to move a gate that has become stiff.

What salt air actually does to a lock

The corrosion story is more specific than "salt is bad." Airborne chloride settles on every exterior surface within a few hundred yards of open water and forms a conductive film wherever there is moisture. When two dissimilar metals sit in contact through that film — a steel spring inside a brass cylinder, a stainless shackle in a plated body, a zinc-alloy handle against a steel screw — you get galvanic action, and the less noble metal corrodes preferentially. That is why a lock rarely fails uniformly. It fails at the interfaces: springs first, then pins, then the plug, while the visible brass outside still looks fine.

The order of failure on a seaward elevation is predictable. Screen and storage-room latches go first because they are thin, unplated and permanently outdoors. Padlocks on service gates and dock boxes go next — a hardware-store padlock facing the water seizes in its own body within a couple of seasons, and no amount of spray brings it back. Then sliding-door hardware stiffens. Then exterior deadbolt cylinders start corroding internally, which you cannot see from outside and which announces itself as a key that suddenly needs force.

The most common owner mistake is spraying penetrating oil into the keyway. Wet oil holds chloride crystals and airborne sand against the pins like adhesive and converts a stiff cylinder into a grinding paste. Use a dry lubricant — graphite or a PTFE dry film — and use it sparingly. Beyond that: choose hardware rated for coastal exposure rather than standard finish, prefer solid brass or genuine stainless at the exterior, rinse exposed hardware with fresh water when the building is washed down, and replace exterior screws with stainless so the fastener does not rot out of a lock that is otherwise fine.

A maintenance rhythm that keeps a rental unit out of trouble

Between guests, walk the unit door: throw the bolt with the door open, close it and throw it again, and note any difference. Once a season, check strike and hinge screws for tightness and replace any short strike screws with long ones that reach the framing. On a schedule rather than on failure, change keypad batteries and record the date. Twice a year, dry-lubricate exterior cylinders and work the slider and any screen or storage latches through their full travel. And on a defined cycle — every season, or on any turnover where a key did not come back — rekey rather than wonder.

What to have ready when you call

Give the building name and the unit number, plus how a technician reaches the door: an owner code, a gate call box, a lobby that is locked after hours, or a management office that has to authorise access. Say whether you own the unit, rent it, manage it, or are staying in it — that determines what proof is needed before anything is opened. Describe the lock as best you can: a key-only deadbolt, a keypad, a lever with a thumbturn, or a mortise case with a handle and separate bolt. If it is a code lock, say whether the pad lights up and whether the motor makes any noise at all, because that single detail separates a battery problem from a mechanical one. And say if there is a broken key in the cylinder.

Straight answers

Can you rekey a condominium unit without the association's involvement?

For the unit door, usually yes — that lock is the owner's. Common-area cylinders belong to the association and are changed at the board's direction. Where a building runs a master system, tell us before the work, because a unit rekeyed outside the system will stop accepting the building master and that becomes a maintenance problem later.

My keypad says the code is wrong for everybody.

Start with the batteries. A pad that responds but will not drive the bolt is nearly always a power problem, and it presents as a rejected code. If new batteries do not fix it, check the bolt against the strike with the door open.

Should a rental have a keypad or a key?

A property that turns over frequently is better served by codes, because the ability to revoke access without recovering a physical object is the whole point. A property that turns over rarely is often better with a good mechanical deadbolt and a restricted key, since there is no battery to manage. Many owners run both: a code lock for guests and a mechanical deadbolt as the real barrier.

How often should an island rental be rekeyed?

On a defined schedule and on any event: a lost key, a departing cleaner or contractor, a change of management company, or the end of a season. Waiting until there is a reason means you have already lost track.

Something on the outside of my door is corroded. Does the whole lock need replacing?

Not necessarily. Visible surface corrosion on a brass or plated face is cosmetic. What matters is the internal condition of the cylinder and the operation of the latch. A technician can service the cylinder, replace corroded springs and pins, and keep the existing hardware — worth doing where the building requires a particular finish on the corridor side.
